Overpaying for a home is not always the biggest mistake some buyers experience, especially if they are utilizing the seller’s agent to draft and submit an offer on their behalf. Buyers do this in the misguided belief that they can save on the purchase price by helping the listing agent double end on a deal. Unfortunately they are only benefiting the listing agent and/or the seller. The listing agent in this scenario owes fiduciary duty to the seller – NOT THE BUYER. No fiduciary duty means the agent does not owe the buyer confidentiality, nor get you the best price, not even determine if the home is a good fit for you and your family. Without representation the buyer is really navigating the home purchase on their own, hoping that the other party treats them in the transaction in a fair and equitable manner.
